VILLAGE GREEN OF BRADENTON CONDOMINIUM SECTION 9 ASSOCIATION INC. ARCHITECTURAL REVIEW COMMITTEE

The President shall appoint an Architectural Review Committee whose assignment is to expedite the administration of the Rules and Regulations and provisions of the Declaration of Condominium.

It shall be the duty of this committee to fully consider any and all requests for exterior remodeling or changes in construction and to make recommendations to the Board of Directors who shall have final authority to approve or disapprove any such changes in the exterior of the condominium structures.

Applications:

  1. All requests for approval shall be in writing with enough detail that the committee can properly and fully consider the proposed work. Download and print the “Architectural Change Form” below to fill out and send back to the Committee..
  2. Requests shall be made on a form to be provided by any board member or member of the Architectural Review Committee. Form shall be fully completed and signed by the unit owner/s.
  3. Application shall include plans and specifications, any contractor or supplier’s brochures, a copy of the proposal or contract.
  4. Upon receipt of the signed application and accompanying data, the committee will meet and fully consider the request, investigate and make inspections (if necessary) and then make a recommendation to the Board of Directors.
  5. The Board will either approve or disapprove the request at its next meeting and the Secretary shall advise the unit owner of the Board’s decision as soon as possible.

    Specific Restrictions:

    1. Awnings are prohibited.
    2. Exterior lighting shall not be directed in such a manner as to create an annoyance to neighbors.
    3. The enlargement of patios requires Board approval.
    4. All additions to exterior of existing structures require Board approval. This restriction includes screen enclosure of patios.
    5. No structures, i.e. storage sheds, shall be constructed anywhere on the premises.
    6. Outside television and/or radio antennas are prohibited.
    7. Realty signs are prohibited anywhere in common area or on exterior structures, For Sale signs may be placed inside a window of the unit or on the front iron gate only.
